Jim Rinehart
Commercial real estate expertise is vastly an apprenticeship mixed with a natural born entrepreneurial spirit. I was fortunate to start my real estate career in 2007 at CBRE, the largest commercial real estate services company in the world. As a broker in retail I was mentored by a legend, Mike Moser, and Global President of Retail, Anthony Buono. To apprentice under both of their mentorship was a gift I can never repay, yet was only the beginning as I’ve learned from every deal and every client since.
After 9 years at CBRE, I spent 5 years at Retail Insite—a boutique brokerage company, earning a proven reputation in the commercial real estate field through transactions (large and small) on the highest profile properties in San Diego. This has all been part of my path to launch Periscope Real Estate as I aim to help families, entrepreneurs, and investors with my knowledge of commercial real estate. JULIE STEINBEISS
Chief Operating Officer, Head of Marketing, and transacting agent at Periscope. Julie’s passion and track record showcase her ability to execute high-level marketing campaigns, collaborations, and brand exposure to drive results. She maintains a clear adherence to the consistent achievement of results. Her attention to detail and process driven approach allows us to achieve for our clients what other brokers simply have not.
Julie has a deep understanding of the coastal and urban neighborhoods where Periscope Real Estate specializes and is integral to all of our client’s success.
After working with Jim at Retail Insite, they formed Periscope Real Estate in 2021.

Anthony Buono – former Global President, Retail at CBRE, the nations largest commercial real estate services company. In this global role Anthony lead more than 800 professionals in the most elite retail leasing & sale transactions and consulting assignments in the world. He was integral in numerous company acquisitions, valuation and financial structuring on behalf of CBRE. His knowledge of capital markets and real estate syndication has lead him to be a well regarded investor, as his he currently leads his family office of personal real estate holdings.
Bret Gossett – Senior Vice President of Leasing and Asset Services at Alexandria Real Estate Equities. ARE is the largest life science & tech developer in the country and has eyes and ears to the major tenants driving San Diego’s economic growth.
Sara Buss – former dually managing Director of Investment Operations and Asset Management at Divco West. Prologis, McKinsey & Company management consulting and Stanford Education among others lead her to be a top office building ownership representative in Southern California.
Aaron Beck – Senior Vice President at NorthMarq – he provides capital solutions (debt and equity) for commercial real estate owners to facilitate construction, acquisitions, and refinances.
Robb Good – VP of Corporate Services at C.W. Driver. As an untraditional thinker, Robb leads a General Contracting Company in technology innovation, anticipating cultural and business change, and building teams to manage large construction projects.
